MINIMUM NIGHT STAY REQUIREMENTS:
2 nights minimum stay on a *Weekend … * arrival on a Friday OR on a Saturday is considered the weekend.
2 nights minimum stay through-out the month of October…peak fall colors.
Holiday *Weekends require a 2 night minimum stay, which can be booked as either a Friday & Saturday OR as a Sunday & Monday only. Unless you are booking 3 or more nights there is NO arrival/Check-In on a Saturday of a Holiday weekend or on the actual day of a Holiday …i.e.; Memorial Day, Independence, Thanksgiving, Christmas Day.
Single night on a Weekend, Holiday Weekend or in October can be acquired with a additional Surcharge… Rates including Surcharge, tax and full breakfast: TreeTop Suite $331. Cliffside Room $258.
BREAKFAST service is at either 8:00 or 9:00 AM. As it is a served breakfast and not a buffet, you will be asked upon arrival and each morning for the following days prefered time.
No breakfast service begins after 9:15 AM
NO PETS are allowed and none are onsite
CHILDREN 13 years and older are permitted all year round.
Children under 13 and Babies are accepted when one party books both of our guest rooms.
NO INDOOR SMOKING or incense burning.
Smoking areas/ash receptacles are provided on outdoor decks.
FYI: Dutchess County is non-smoking in all public places, restaurants/bars, historic sites and parks but our TreeTop Suite has it’s own private covered deck just outside the room, most convienent for early morning/late night smokers.
Cleaning/Damage fees apply for any smoke in rooms.
CHECK-IN with the Hosts starts at 4:00 and ends 7:00 PM
There is no public restroom or luggage storage available prior to your reserved room ready for Check-In
Inquire as to any availability of an “EARLY” Check-In after 2:00 or a late “SELF” Check-In after 7:00
PARKING off-street is limited to one vehicle per room.
DEPOSIT is equal to one night plus the applicable taxes and due at time of booking. BALANCE is due upon arrival.
PAYMENT accepted: cash, travelers-checks, American Express, Master Card or Visa.
Personal checks are only accepted as full payment on a reservation if received a minimum of 3 weeks before arrival. No personal checks will be accepted at arrival as a payment of balance. No third-party checks are accepted.
CANCELLATION:
Cancellations affect us greatly and all will incur a SERVICE CHARGE regardless of the reason; including but not limited to those cancellations due to any emergency of health, illness, death, family, transportation delay/cancellation, work or weather…
15 DAYS OR MORE prior to arrival date, refund of your deposit less a $50 Service Charge.
14 DAYS OR LESS prior to arrival date there is NO REFUND, the Service Charge is 100% of your deposit.
A “no show” will incur 100% charge to credit card on file for all the nights reserved.
